What is
Mission 10K?

It is a focused and specific mission to build 10,000 rental townhomes in Middle America (secondary cities that are fast growing but far from major urban centers). The rental townhomes are designed for families with incomes under $80,000*, and rents under $2,000*. Mission 10K builds only in secondary metros, that have reasonable vertical construction costs, allowing rental townhomes to be built with extremely reasonable rents.

Mission 10K projects are built in mid size metros

Americans naturally realize that we have a housing gap between apartments and single family homes. Build-to-rent was supposed to fill this gap but BTR townhomes are far too expensive in most metros for rents to be reasonable. Therefore, Mission 10K focuses on mid size metros that have a certain threshold of vertical cost of construction. By doing so, Mission 10K becomes a higher profit, higher velocity initiative with extremely strong retention rates.

How large are the communities?

Projects average 100 units, with a maximum of 3-4 projects per metro built over 3-4 years so as not to flood the market.

How do we choose the states?

Projects are exclusively built in low property tax states and jurisdictions, which increases profitability.

How do we choose the metros?

Projects are built in mid size metros with low impact fees and development friendly attitudes allowing for faster build times.

What markets do we build in?

Projects are extremely efficient and are only built in markets with inexpensive land. A typical project is 7-12 acres, with target land cost of $1M to $2M.

What is our exit strategy?

Our mission is to package 10 projects and sell them at much lower cap rates as portfolios of 500 units or more to mission driven BTR firms.

For profit?

Projects are projected to be very profitable and more repeatable. It will be easy for city planning departments and civil engineers to provide quotes, and builders will bid aggressively for them.

Is Mission 10K affordable housing?

Mission 10K is not affordable housing subsidized by the government. It is an affordable townhome initiative, as an alternative to single family homes.

How do we finance projects?

We use local lenders with smaller lending budgets, which is another reason why the project sizes are small.
